The Village of Rowlett is a $30 million project that will introduce a range of urban densities within five modern housing concepts, local retail and commercial destinations, high quality pedestrian amenities and a unique vibe all our own. The project will save existing trees while offering a range of green amenities including a community garden, dog park, yoga lawn, bocce ball court, pocket green courts, and urban streetscapes within an urban resort setting. Planned to offer 225 urban living units, nearly 17,000 feet of activated commercial space, and over 400 parking spaces, the Village of Rowlett is set to forever change the quality and validity of urban development in Downtown. Downtown Rowlett can and will provide a new kind of village center that combines various land uses, mixed densities, and public venues in a unique and historic transit oriented development setting.
As a catalytic event, the Village of Rowlett will open the door to several private investments by carrying forward the City’s new urban energy to Downtown’s edges at Highway 66 and PGBT. These newly activated areas of Downtown will bring forward additional urban scaled development leveraging highway visibility for stronger commercial use. Upon City Council approval, the Village of Rowlett is planned to break ground in the first quarter of 2015.
This proposal culminates a vision 30 years in the making. When the citizens of Rowlett voted to join the Dallas Area Rapid Transit (DART) system in 1983 it was with the hope that it would eventually lead to economic development opportunities for the City. This vision was further confirmed and refined through the Realize Rowlett 2020 Public Process and approval of the Downtown Strategic Plan in 2012, wherein it was established that “Downtown Rowlett will reflect the City’s history in a fully integrated and walkable environment that favors the pedestrian over the vehicle with capital improvements strategically located to leverage public investment.” To that end, the City Council actively sought a development partner with a proven track record of bringing mixed-use projects to fruition.
