Sapphire Bay Replaces Bayside on Southside of I30

The long awaited development on the southside of I30 highway at Dalrock, following litigation, purchase and resale of the 117 acre tract, which includes a Marina will now be known as Sapphire Bay. The Bayside project for the northside of I30 has been completed with the construction of The Mansions, The Towers, and Peninsula Park. The southside of I30 will henceforth be known as the Sapphire Bay Project, following its recent purchase by Sapphire Bay Land Holdings 1 that development will include a hotel and convention center according to current plans. The resort hotel will have a minimum of 450 rooms and a convention facility with a minimum of 70k square ft. There will also be a waterpark with a lazy river as part of the resort plan. The resort will also include a surf and beach club. A new agreement has been signed for a 6.5 acre crystal lagoon with an island entertainment feature. The residential development will consist of 1,600 units. 

 

Phase 1 for the Sapphire Bay development is expected to be completed in 2023 to coincide with completion of improvements to I30. Those improvements will include the construction of a Sapphire Bay overpass and service road over the lake to Rockwall.

 

Plans for future phases of the $1billion development are to be submitted by December 31, 2019. There will also be renovations and improvements to the existing marina, which is to be moved north to a new location. Included will be a non-fee public access boat ramp. There will also be restaurants, retail, and additional hospitality facilities as part of the overall marina development. The marina will have up to 1,005 boat slips when development is completed.

 

The 1,600 residential units are to include condominiums, town homes, and urban living units. Also included will be community parks and a special area for “kite surfing”.

 

The 6.5 acre crystal lagoon will be 1,200 ft long and feature a white sand beach. There will  paddleboards, kayaking, duffy boats, and water taxis to stop at various features bordering the lagoon. On the east end of the lagoon will be a special event island that will accommodate up to 200 guests for weddings, banquets etc.

 

The innovative technology involved in the creation of the crystal lagoon and water surfing facility in addition to the resort and its amenities is sure to attract a global clientele. We look forward to watching the development rise from the ground on the edge of Lake Ray Hubbard. “We have heard this before, say the critics.” This new group seems to have it all together and lessons have been learned from past mistakes. This $1 billion development is sure to put little Rowlett Texas on the map.
